*PROPERTY ON THE PROM!* - - - - - DETAILS Our beloved beach hut was in our family for over 15 years and was one of the longest-standing huts on Brighton & Hove promenade. Many happy summer days were spent with family and friends, celebrating birthdays, enjoying picnics and bbq's, swimming in the sea and breathing in the refreshing seaside air - all to the envy of passers-by! Sadly we had to replace our with a new one in July 2019. Since we are now planning to re-locate we've decided the time is right to sell our BRAND NEW beach hut for someone else to love! This perfect new beach hut has been built to spec as per the official agreement with Brighton & Hove Council. - - - - - LOCATION Located south of Braemore Road BN3, on the historic Hove esplanade, beach hut 319 sits right by the Pitch & Putt Golf and Tennis Courts. Hove Lagoon with its water sports, Children's Pool, Play Area, Skate Park, Pirates Adventure Golf and the ‘Big Beach Cafe' are just a few minutes stroll to the West, where you can find public toilets and disabled facilities. A similar distance to the East you will find 'The Venue' bar and restaurant, along with more public toilets and disabled facilities. - - - - - WHY WE LOVE IT We've heard it said many times that this is the “best stretch of the promenade” and having lived in Brighton & Hove for 20 years, I would have to agree. We have been offered the opportunity to swap with huts closer to town but we always decline these offers. Being slightly out of town means parking is free, it's less crowded and you avoid the groups on Hove Lawns, kicking footballs and throwing frisbees at the back of the hut every 5 minutes! The promenade here is very wide, so there's plenty of space to set up tables and chairs if you have a large group or celebration. There's a fresh water tap very close, just to the right along the sea wall. Just a few steps down and you find yourself on quiet beaches where you can take a dip. The beach hut has fabulous views of the coastline including a distant view of i360 and both of Brighton's famous piers. The sunset views are incredible! Children of all ages have an extensive playground with the sea, beach, playground, paddling pool and Hove Lagoon with all its seasonal water sport activities. Hosting picnics and bbq's at the hut is super fun but also having a choice of cafes nearby serving tasty hot and cold refreshments makes this the ideal spot for lazy days at the beach if you prefer! - - - - - CONTENTS Photos show our previous hut. The new hut has been built to spec, wth white wall and wood floor interior. It's a blank canvas ready for you to add your stamp to! The beach hut contents shown in the photo are not included in the sale price. Ideas for what you may need inside: Windbreaks, awning or parasol, table and chairs, deck chairs, camping gas stove, bbq, crockery & cutlery, washing up bowl & liquid, tea-towels, beach towels, beach games, water sports equipment etc. - - - - - ACCESSIBILITY Free parking is available between 11am and 7pm in nearby zone W, which includes Langdale Gardens, Braemore Road and all parallel roads along to Saxon Road. https://parkingzonesmap.brighton-hove.gov.uk/ Pay & Display parking is available along the seafront. All parking is free for Disabled Badge holders. The nearest promenade vehicle access is directly opposite Wish Road. We have known people to drive (slowly!) along the promenade up to their beach huts to unload or to carry out work on their huts. Wheelchairs can be wheeled right up to the beach hut exterior, however there is a small step up to get inside. A ramp could easily be made to store inside the hut. - - - - - DOGS Dogs are permitted on the promenade and are supposed to be kept on leads, although many people don't do this. Dogs are permitted on all beaches between 1st October to 30th April. The rest of the year dogs are only permitted on beaches listed as dog-friendly. This includes the beach opposite Berriedale Ave & Welbeck Ave along to the end of Hove Lagoon. - - - - - LIFEGUARDS During the summer season the Lifeguard is usually found located on the beach directly in front of our hut. See https://www.brighton-hove.gov.uk/content/leisure-and-libraries/seafront/lifeguards - - - - - SEAFRONT OFFICE DETAILS 141 King's Road Arches Lower Esplanade BRIGHTON East Sussex BN1 2FN You will find the Seafront Office between Brighton Pier and West Pier, underneath the arches opposite the Brighton Centre on the lower promenade. - - - - - PURCHASER INFORMATION The Licence for Brighton & Hove Beach Huts is available for Residents only, and is for a minimum of 3 years. Please refer to Brighton & Hove City Council Terms & Conditions of Licence – Hove Beach Huts – for details of use and decoration of huts. Although not approved by the council, people do rent out these huts for around £50 - £70+ per day. - - - - - ANNUAL LICENCE FEE An Annual Licence Fee is payable to Brighton & Hove City Council. For the year 2019/20 we understand the annual fee is £404 payable annually or by direct debit. You may wish to purchase insurance for the hut and its contents. Ours currently costs around £200 per year.
